Policies for Our Hudson River Valley and the Berkshires Lodging

For accommodation that includes a Saturday night, a two-night minimum stay is required during the busy season; on holidays and some weekends in July and August, the minimum is three or four nights. But if you can only manage a one night stay, do check with us, and possibly a room is already booked through Friday, or you are a favorite guest and we would enjoy seeing you, if only for one night!
For stays of two or more nights, a 50% deposit (by check if time allows) is required to guarantee your reservation. For stays of one night, the deposit is the full amount. We accept personal checks, traveler’s checks, MasterCard, VISA and of course — we’re old fashioned — cash. Rates are subject to 8% New York state sales tax. There are no additional bed, lodging or city taxes.
Deposits are refundable, less a $50 per room service charge, if your cancellation is received 14 (fourteen) or more days in advance of scheduled arrival. Otherwise, the deposit will only be refunded upon re-rental of the room for the nights reserved, less the $50 service charge.
In the unlikely event that you must cancel with less than fourteen (14) days’ notice, shorten your stay or check out early, please understand that you risk losing your deposit. If we can rebook your room(s), a full or partial refund may be made, less the $50 service charge.
WHOLE HOUSE AND HOLIDAYS CANCELLATION POLICY
Rates/policies are subject to change and vary during high impact periods and for special requests. A 30-day cancellation notice is required on whole house/wedding bookings or when three or more rooms are booked, and for some holidays and special events. In the case of cancellation within the last 48 hours before the scheduled arrival, the entire cost of the stay is due, and will not be refunded unless the room is rebooked for the nights reserved.

We try hard to limit the Inn’s environmental footprint. All food scraps are composted, and turned into great soil for our gardens. Plastic, glass, aluminum, and paper is recycled. Guests are urged to avoid purchased water in plastic bottles and, instead, enjoy our own natural well water. We never put poisons or weed killers on the lawn or gardens (except occasionally on the roses!) Hence, there is a healthy frog, toad, and bird population for you to enjoy watching and listening to, as we haven’t killed all the insects! We ask you to tell us if you wish to use your towels more than one day to save water and energy. We’ll certainly abide by your wishes if you want them changed daily.
We try to offer locally grown and made produce, eggs, milk, jams, fruit, etc. as often as possible. Likewise, we can direct you to great farm stands, farmer’s markets, and restaurants which offer the same. We pride ourselves on making our breakfasts the old fashioned way. Everything is made from scratch, not pre-made mixes. You will enjoy the difference!
CHILDREN & PETS
We welcome well-behaved children twelve and older as we would hardly describe the Inn as a child proof environment; please call to discuss exceptions.
Smoking is not permitted • No pets, please, as Zelda, the resident cat, likes the Inn to herself. She is however, confined to the dining area and kitchen, where there are no rugs or drapes, so guests with allergies are rarely bothered. When outside, she happily accompanies guests on walks through the gardens, and in exploring the ancient grave yard behind the inn which dates to the 1750s.
